The real timeline, hour by hour
A complete file submitted before mid-morning is typically reviewed within an hour, priced the same day, and contracted the same afternoon. Verification calls, bank login or statement confirmation, and a signed agreement follow. Wires cut before the Fed cutoff land the same business day; after it, next morning.
That path is routine — when the file is complete. Nothing about it is a favor or an exception.
What actually causes delays
Missing months of statements, a landlord or processor who will not answer a verification call, mismatched entity names between the application and the bank account, and undisclosed positions found late. Four causes account for the overwhelming majority of slipped fundings.
None of them are underwriting speed. They are documentation gaps.
How to make speed likely
Submit statements as bank-generated PDFs, use the exact legal entity name, disclose every open position at intake, and be reachable by phone for two hours after you submit.
Do those four things and same-day funding stops being a marketing claim and becomes a scheduling question.
